ENFIELD โ€” The Planning Board will discuss water supply and drainage with developers proposing a nearly 300-unit housing project off Route 4 near downtown Enfield during its Wednesday meeting.

The Planning Board began its site plan review of the project, known as Laramie Farms, the largest housing development project ever proposed for the town, in August.

Wednesday’s meeting is scheduled to begin at 6:30 p.m. at the Enfield Public Works Facility, located at 74 Lockehaven Road. It can also be streamed on Microsoft Teams via enfieldnh.gov/meetings.

Developers John Dibitteto, of Maple Street-Enfield Acquisition LLC, based in Bradford, Mass., and Stephen Doherty, of DC Development and Construction, based in Sandown, N.H., are proposing to build 216 one- and two-bedroom apartments and 82 townhouses concentrated on 77 acres of land that borders Route 4 and Maple Street.

The main access road for the development would be off Route 4.

Since the project was first proposed in 2022, residents have expressed various concerns about it, including the effect on the town’s water supply.

Current plans call for the development to be connected to the town’s water and sewer systems. The water system has 484 connections and the sewer system has 610 connections, according to the Department of Public Works.

The Enfield Zoning Board of Adjustment has already granted the developers two variances and a special exception. The variances allow the buildings to be twice the height of the town’s 35-foot limit and to construct more than one building per primary lot on the combined 77-acre parcel. The special exception will allow developers to build a road that crosses wetlands.

The Planning Board has not yet scheduled a vote on the site plan.
