LEBANON — Faced with the prospect of losing classrooms to an upcoming renovation, the Osher Lifelong Learning Institute at Dartmouth is considering a temporary move to downtown Lebanon.

Dartmouth College is in discussions to lease the second and third floors of One Court Street, college spokeswoman Diana Lawrence said on Thursday.

The 4,289-square-foot space above the Lebanon Mall would provide Osher with four classrooms and offices for about five staff members, according to a zoning application One Court Street Associates, the building’s owner, filed with the city.

The two floors are above Three Tomatoes Trattoria and were occupied by the now-defunct University Press of New England, which also had Dartmouth ties. Osher staff currently work across the street in offices near Salt hill Pub.

The search for new classrooms coincides with the upcoming renovation of the Dartmouth Outing Club House, where classes are primarily held, according to Bill Sullivan, president of Osher@Dartmouth.

“It is scheduled for an almost complete renovation that will take some time and, when completed, will contain just two classrooms and no office space,” Sullivan wrote in a July letter to Osher members. “After a broad search for a location where we could centralize our staff and most of our classes, our Planning Committee has located a building in Lebanon to lease.”

Sullivan said on Thursday that Osher has the funds to pay for a new lease, which hasn’t yet been finalized.

“The entire proposal is really up to Dartmouth College right now,” he said before referring further questions to Dartmouth.

The Dartmouth Outing Club House, which is located on the north shore of Occom Pond, was built in 1929 as a clubhouse for skiing and skating. It’s now used for special events and the primary location for Osher classes, according to Dartmouth’s website.

New designs for the clubhouse are complete, but the renovation is on hold until the college receives enough donations. Lawrence said a timeline for construction isn’t available.

The move to Lebanon would be temporary, Osher Leadership Council member Tom Blinkhorn said on Thursday. In the long-term, Osher hopes to find a permanent home in Hanover, potentially on Dartmouth-owned land along Lyme Road or as part of a reconfigured golf course, he said.

However, those options cannot be explored until the college completes its next master plan, Blinkhorn said.

The move to Court Street will require only interior changes, Clifton Below, a general partner for One Court Street Associates said on Thursday.

In documents filed with the city, Below said the new tenant would “bring foot traffic to restaurants and other businesses,” as well as complement other downtown cultural institutions. Most classes would be held in the daytime and city-owned parking lots downtown should be able to handle the traffic, he wrote. (There are no parking requirements for businesses downtown.)

The move will go before Lebanon’s Zoning Board, which next meets at 7 p.m. on Tuesday in City Hall. Below is seeking a special exception to use part of the building for a “college/university educational facility.”
