ENFIELD — The Planning Board will decide whether or not to approve a site plan for a nearly 300-unit housing development during its Wednesday night meeting.

Wednesday night’s meeting is scheduled to start at 6:30 p.m. at the town’s Public Works Facility, located at 74 Lockehaven Road. It can also be streamed via https://www.enfieldnh.gov/meetings.

According to Enfield Land Use & Community Development Administrator Rob Taylor, the board will also consider conditions required for the project known as Laramie Farms, including approval of connections to the town’s water and sewer system; a driveway permit from the New Hampshire Department of Transportation; and an alteration of terrain permit from the New Hampshire Department of Environmental Services.

The Planning Board began its final review of the project, which includes 86 townhouses and 213 apartments concentrated on around 77 acres of land between Route 4 and Maple Street, in April. That month, Taylor described it to the Valley News as the “largest application we’ve received for a site plan review” in Enfield. Developers John Dibitteto, of Maple Street-Enfield Acquisition LLC, based in Bradford, Massachusetts, and Stephen Doherty, of DC Development and Construction, based in Sandown, New Hampshire, have said during previous town meetings that they plan on offering the housing units at market rate.

Since it was first proposed in 2022, residents have spoken out against the project. In May 2024, Enfield’s Zoning Board of Adjustment approved two variances for Laramie Farms: One that allows developers to construct buildings up to 75 feet tall, which is more than double the town’s 35-foot height limit, and another that will allow them to build more than one primary structure on each lot.
