NORTH HAMPTON — Balmoral, an oceanside home constructed for a one-term New Hampshire governor, has sold for $16 million, the third-highest single-family residence sale in the state’s history.
The Little Boar’s Head estate, adjacent to the interdenominational Union Chapel and the Fuller Gardens, changed hands Wednesday, July 1.
The six-bedroom, 10-bathroom house was listed last year for $25 million by its prior owners, Jamee Field Kane and Michael Kane, and was featured in the Wall Street Journal. The asking price matched the closing price for the highest-selling home in New Hampshire history, a three-bedroom, five-bathroom house in nearby Straws Point in Rye that sold for $25 million in December 2022.
In 1930, the home was built as a summer residence for Gov. Huntley Spaulding, a former delegate to the Republican National Convention and past head of the state’s Board of Education.
“Thoughtfully re-envisioned over time, the residence preserves its architectural integrity while incorporating the systems, comforts, and finishes expected of a modern luxury estate,” reads a listing for the 58 Ocean Boulevard home.
Perched on over 3.1 acres of land, the 12,600-plus-square-foot residence features a wine cellar, fitness room, library, patio, butler’s kitchen, four-car garage, greenhouse and sweeping views of the Atlantic Ocean. The colonial revival residence was renovated by its most recent owners.
Seacoast Board of Realtors statistician John Rice reported the December 2022 Straws Point deal remains the top single-family sale in state history. The second highest-selling house in state history, at neighboring 17 Straws Point in Rye, closed for $18.5 million in May 2024.
The sale of Balmoral knocked a nine-bedroom, 10-bathroom lakefront home in Meredith, which sold for $14 million in June 2023, out of the third-place spot on the list of highest-selling homes in state history.
North Hampton property records show Balmoral was last assessed at over $5.3 million. The home was last purchased in July 2010 for $3 million.
Tony Jalbert, principal broker of Tate & Foss Sotheby’s International Realty, represented Balmoral’s sellers in the transaction. Jalbert did not respond to a request for comment on Wednesday, July 8.
Michael Kane, chief executive officer of The Kane Company in Portsmouth, declined to comment Wednesday.
