CLAREMONT โ€” On Monday, the Planning Board will consider a site plan application for an Aroma Joe’s coffee shop on Washington St. at the intersection with Winter Street.

The roughly 1-acre parcel opposite the new location of Dominoโ€™s Pizza, which opened last year, abuts the cityโ€™s skateboard park to the west.

Plans include an 836-square-foot coffee shop at 45 Washington Street near the front of the parcel, according to the application filed by Fieldstone Land Consultants of Milford, N.H.

The plans also include a 3,200-square-foot retail space behind the shop, with parking in between. A tenant for that space has not been proposed but it would not be a restaurant, the application states.

Cars would enter the site via a driveway at the traffic lights, which also serves Fresenius Kidney Care.

The property was previously owned by General Auto Sales, but has not been in use for several years.

General Auto sold the property to Brennan Development Company of Greenville Junction, Maine, last April for $435,000, according to the cityโ€™s assessing records. The land and one building, which the company plans to demolish, is currently assessed at $235,000.

Aroma Joeโ€™s franchises its coffee shops, which are located throughout New England. Currently, the Aroma Joe’s nearest to Claremont are in Newport and Lebanon. The Lebanon location, off Route 120, opened last November.

Messages left for Fieldstone were not immediately returned. Attempts to reach Brennan Development were unsuccessful.

The Planning Board will meet in City Council chambers beginning at 7 p.m.
